A/C Unit Leaking Water? Condensate Drain Pan Blocked?

Most A/C units, either in hotel/motel rooms, office buildings, city hall, schools, etc. have occasion to leak and cause water related damage.

Supermarkets suffer the same water discharge, often closing shopping aisles, as the maintenance crew mop up the mess and attempt to repair the blockage.

The typical blockage is a slimy smelly mass, that is typical in these drain pans, because of the dark, humid environment. This accumulation, if airborne, can also be disease causing (pathogenic). 

How to avoid Condensate Drain Pan Leakage:

We at Chemex, have been forerunners is A/C & HVAC systems with respect to service & maintence operations. -You can rely on the A/C pan being problematic, because the condensate forms naturally, through the process of cooling. The cooling system does provide an exit for this discharge. However, if the pan becomes corroded over time and develops an uneven surface, some of the condensate will flow to the lowest point, where it develops into algae, slime and mold.

Other forms of biofilm also grow, which can cause major health issues. Subsequent deposits and additional accumulations will eventually block the  AC drain line.

Without a operational drain, the water will leak from the AC unit in the direction of least resistance. Most often onto your ceiling or the floor.

 How to Avoid Condensate Drain Pan Problems


The procedure begins with cleaning the surface of the pan. This should be simple, because the pans are usually accessable. Just spray using a degreaser or cleaner/disinfectant on the pan, then wipe clean. (Use gloves and a face mask, as there's potential for exposure)

The simple preventative measure is a gel tablet, that has the ability lock into place, right onto the condensate drain pan. This is important, because other products actually float around the pan and can land on the drain; thus causing a problem.

These gel tabs come in various sizes, depending on the size (tonnage) of your AC unit.

These gel tabs have a lifespan of 6 months, so maintenance is quite simple.Just place the gel tab on the pan and allow it to preserve your cooling function.
